The tour, conducted as part of their coursework, took the students through Kachere, Limbe, Chitawira, Ndirande, Nyambadwe and Blantyre Central Business District, to observe different patterns of residential, commercial and other land uses.

The visit enabled the students to relate classroom theory to real-world situations, particularly in land management, property development and urban planning.

They observed how population growth, demand for housing and business space, economic activity and urban planning have shaped different parts of the city.

The students also compared low and high-density residential areas, gaining an understanding of how differences in plot sizes, population concentration and development patterns affect the use of land.

MUBAS Real Estate lecturer Amos Kastigu said the practical exposure would broaden the students’ understanding of real estate and help them in their future academic projects.

“Practical exposure is important because it helps students understand issues beyond what they learn in the classroom,” he said.

One of the students, Favour Magombo, said the tour had given him a clearer picture of his course.

He said seeing the concepts learnt in class applied in real communities will help him with his project and provide useful knowledge for future research.

The tour formed part of MUBAS’ efforts to complement classroom learning with practical experience, allowing students to better understand the relationship between land, property and urban development.
